Terms of Service

Version 2026-08-20  ·  Effective Date: August 20, 2026

These Terms of Service ("Terms") are a legally binding agreement between you and Wipe Right Cleaning LLC, doing business as Wipe Right Cleaning ("Wipe Right," "we," "us," or "our"). They govern your use of our website, booking tools, communications, and residential cleaning services (together, the "Services").

Please read these Terms carefully before requesting a quote or booking. By accessing our website, checking an acceptance box, signing electronically, booking a cleaning, or using our Services, you agree to these Terms and our Privacy Policy. If you do not agree, do not use our Services.

1. Acceptance and Electronic Signatures

Arizona law recognizes electronic records and electronic signatures. Checking a box, clicking to accept, signing on a screen, or otherwise indicating agreement electronically has the same legal effect as a handwritten signature.

When you accept these Terms, you acknowledge that you have read and agree to:

We keep a record of the Terms version presented to you, your acceptance, the timestamp, and the related booking or quote. That stored version is the contract you accepted, even if we later update the live webpage.

If you are booking for a business, landlord, property manager, or another person, you represent that you have authority to bind that person or entity.

2. Who We Are

The legal company providing the Services is Wipe Right Cleaning LLC d/b/a Wipe Right Cleaning. "Wipe Right Cleaning" is our trade name. References to Wipe Right Cleaning in quotes, invoices, texts, or booking confirmations mean this company.

3. What These Terms Cover — and What Controls the Job

Your confirmed booking (including the selected plan, add-ons, date, arrival window, address, square footage, and price), any written quote we issued for that booking, and the cleaning checklist applicable on the booking date determine the exact scope of that visit. Those documents are part of this agreement.

Website descriptions, ads, social posts, checklists we later change, and general examples are helpful background only. They do not expand a booked job beyond what was confirmed for that visit.

4. Services

We currently offer professional residential cleaning in the Phoenix Valley. Our primary packages are:

The current published checklist is at wiperightcleaning.com/checklist.html. If a checklist and your confirmed booking conflict, the confirmed booking controls for that visit.

If we confirm a different named service in a specific booking, that confirmed booking — not the package names above — controls the scope of that visit.

We may modify, suspend, or stop offering a package. A change does not alter a visit we have already confirmed, except as these Terms allow (for example, unsafe conditions or a substantial mismatch with the booked home).

4.1 What we do not do

Unless your confirmed booking expressly includes it, we do not:

5. Service Area and Availability

We serve designated areas in and around the Phoenix Valley. We may decline a booking based on location, capacity, home condition, or other operational reasons. If we cannot serve your address, we will let you know as soon as we reasonably can.

6. Booking, Arrival Windows, and Personnel

6.1 Booking

6.2 Arrival times are estimates

Appointment times are estimated arrival windows, not guaranteed clock times. Traffic, previous jobs running long, staffing changes, weather, emergencies, and similar events may affect arrival. We will communicate delays when we reasonably can. A later arrival within operational limits is not a breach of these Terms and does not, by itself, entitle you to a refund or cancellation fee against us.

6.3 Recurring visits and cleaners

For recurring customers, we attempt to keep a consistent day, time window, and cleaning personnel when reasonably possible. We do not guarantee any particular employee, contractor, or cleaner, and we do not guarantee the exact same day or time for every visit. Substitutions, day or window changes, and team-size changes may occur because of availability, time off, home size, or operational needs.

7. Condition of the Home

Pricing and time on site assume the home reasonably matches what you told us: square footage, number of rooms, clutter level, pet hair, buildup, and overall condition.

If the home is substantially different from what was booked — including understated square footage, extra rooms, heavy clutter, excessive pet hair, hoarding conditions, or heavy soil/buildup — we may, after discussing it with you:

Price increases are charged only with your approval. If you decline an adjustment and we cannot complete the booked service as originally scoped, we may reduce the scope, leave, or decline the job. If our team has already arrived and cannot complete the visit because the home was substantially understated or inaccessible, we may charge the full booked price as a wasted-visit / no-access charge, or we may waive it. If we decline before arriving, there is no charge.

8. Pricing and Quotes

9. Payment and Card Authorization

9.1 How we charge

We accept credit and debit cards processed through Stripe. Other methods may be offered in writing. Payment is typically due after the visit is completed, unless we agree otherwise in writing.

9.2 Card on file

If you save a card with us, you expressly authorize Wipe Right Cleaning LLC to charge that card:

There is no cancellation fee when you cancel or reschedule (see Section 10). We keep records of this authorization with your booking. You are responsible for keeping a valid card on file. If a charge fails, we may pause future visits until payment is resolved and may retry the card or send a payment link.

9.3 Failed payment

If payment fails, you remain responsible for the amount due. We may suspend services, require prepayment, or decline future bookings until the balance is paid.

10. Cancellations, Rescheduling, and No Access

10.1 Your cancellations — $0 fee

You may cancel or reschedule a visit at no charge (0% of the service price). Please tell us as soon as you can so we can free the slot for another home. Notice by phone, text, email, or your confirmation/cancellation page is enough.

10.2 No access — 100% of the booked price

If our team arrives for a scheduled visit and cannot reasonably access or complete the job because of circumstances on your side, you authorize us to charge 100% of the booked service price to the card on file. Examples include: no one home and no working key/code/lockbox; wrong address; blocked entry; pets preventing safe entry; alarm issues you did not disclose; or a refusal to let us in.

If we cancel because of our own staffing, weather, or similar reasons on our side, we will reschedule or you will not be charged for that visit.

11. Customer Responsibilities

To let us clean safely and as booked, you agree to:

12. Special Surfaces, Fragile Items, and Pre-Existing Damage

You should tell us before the visit if the home has, among other things: marble or other natural stone; specialty or unfinished flooring; delicate or high-gloss finishes; loose fixtures; improperly mounted objects; antiques; damaged blinds; unstable shelves; cracked glass; peeling paint; or similar fragile or defective items.

Ordinary cleaning of an already damaged, loose, defective, or improperly installed item can make that condition more noticeable or cause further deterioration. To the extent allowed by law, we are not responsible for deterioration, loosening, or failure caused by ordinary cleaning of pre-existing damaged, loose, or defective items that you did not clearly identify for us to avoid, or that cannot be safely cleaned by normal residential methods.

We may decline to clean an item or area that looks unsafe to handle. Skipping that item to avoid damage is not a quality failure.

13. Results We Cannot Guarantee

Normal residential cleaning cannot reverse every condition. The following may not be removable or fully restorable, and their remaining appearance is not a breach of these Terms or of our satisfaction process:

We clean; we do not restore, refinish, or remediate those conditions unless a confirmed add-on expressly says otherwise, and even then only to the extent ordinary cleaning can help.

14. Pets

You are responsible for securing pets before we arrive so our team can enter and work safely. Unless we agree in writing to a specific pet arrangement:

If an unsecured or aggressive animal prevents a safe clean after we have arrived, the no-access charge in Section 10.2 may apply.

15. Customer-Supplied Products or Equipment

We normally bring our own supplies. If you specifically request that we use your chemical, product, or equipment, tell us in writing (text or email is enough) before or at the visit. We will note that request in the booking record when we can.

To the extent allowed by law, we are not responsible for damage that is an inherent or expected result of using the product or equipment you required us to use, including damage from a product that is incompatible with a surface. We may refuse a product we believe is unsafe.

16. Safety and Our Right to Refuse or Leave

We may refuse to start, stop work, and leave immediately if we reasonably believe conditions are unsafe or inappropriate, including:

If we leave for a safety reason that was not disclosed and that prevents us from completing the booked visit after arrival, Section 10.2 may apply. If the safety issue is on our side or we choose to decline before arriving, you will not be charged for that visit.

17. Satisfaction Process (Quality Issues)

We want you to be happy with the clean. For ordinary quality concerns — missed spots, incomplete checklist items that were in scope, or similar workmanship issues — not property damage:

This process does not cover pre-existing conditions, items excluded from your package, blocked or cluttered areas, results described in Section 13, or damage claims (those follow Section 19).

18. Photos for Documentation (Not Marketing)

You authorize our employees and contractors to photograph cleaning areas when reasonably needed for condition documentation, quality control, damage-claim review, and completion records. These photos are operational records. They are not a license to post your home on social media or in ads.

Marketing or social-media use of photos of your home requires your separate permission. Checking the Terms box is not that permission.

19. Damage Claims and Limitation of Liability

Please read this section carefully.

We take care in your home. If you believe something was damaged during our visit, notify us in writing (email or text is enough) within 24 hours of service completion, with a description and photos if you have them. Prompt notice lets us investigate, compare documentation, and involve insurance if appropriate. To the extent Arizona law allows, failure to give timely written notice may limit or waive the claim.

To the fullest extent permitted by Arizona law:

This section does not limit liability to the extent Arizona law does not allow that limitation, including for our gross negligence or willful misconduct where such a limitation would be unenforceable.

20. Insurance

Wipe Right Cleaning LLC maintains commercial general liability insurance. Coverage is subject to the terms, conditions, deductibles, and exclusions of those policies. We also recommend that you keep your own homeowner's or renter's insurance. A certificate of insurance can be requested.

21. Property Access and Security

22. Communication and SMS

We may contact you by phone, email, website message, or SMS. If you provide a mobile number and agree to texts, you agree to receive service-related messages such as quotes, confirmations, reminders, access questions, and payment links. Message frequency varies. Message and data rates may apply. Reply STOP to opt out of SMS, or contact us. Reply HELP for help.

23. Non-Solicitation of Our Team

Our cleaners are introduced to you through Wipe Right. During the time we serve you, and for 12 months after your last scheduled visit with us, you agree not to directly hire, solicit, or independently contract with a Wipe Right employee or contractor who cleaned your home through our Services, for residential cleaning work.

If you do, you agree to pay a one-time placement fee of $1,500. We both agree this is a reasonable estimate of recruiting, screening, and training costs and is not a penalty. This does not stop you from hiring someone you already knew independently of Wipe Right.

24. Intellectual Property

Website content, including text, graphics, logos, images, checklists, and software, belongs to Wipe Right Cleaning LLC or its licensors and is protected by intellectual property laws. You may not copy or reuse it for commercial purposes without our written permission.

25. Prohibited Uses

You agree not to use the Services for illegal purposes; interfere with our systems; provide false information; harass or harm our team; or transmit malware.

26. Force Majeure

We are not liable for delay or failure caused by events beyond our reasonable control, including weather, natural disasters, public emergencies, government actions, utility failures, or other force majeure events.

27. Disputes, Governing Law, and Venue

If something goes wrong, please contact us first. We will try to resolve it in good faith.

These Terms are governed by the laws of the State of Arizona, without regard to conflict-of-law rules. Any legal action arising from these Terms or the Services must be brought in state or federal courts located in Arizona, and you consent to those courts.

28. Severability, Waiver, and Assignment

If a court finds any part of these Terms unenforceable, the rest remains in effect, and the invalid part will be modified only as needed to make it enforceable. Our failure to enforce a provision is not a waiver. You may not assign these Terms without our written consent. We may assign them as part of operating or transferring the business.

29. Entire Agreement

These Terms, our Privacy Policy, your confirmed booking (plan, add-ons, date, arrival window, address, and price), any written quote issued for that booking, and the cleaning checklist applicable on the booking date together are the entire agreement between you and Wipe Right Cleaning LLC about that booking. They supersede prior oral or informal discussions. They do not cancel the specific scope and price we confirmed for a visit.

30. Changes to These Terms

We may update these Terms. For new bookings, the version you accept at booking applies. We will post an updated version with a new version ID and effective date. Material changes may also be emailed or shown on our website. Continued use after a new effective date means you accept the new Terms for later visits. A stored snapshot of the version you already accepted remains the record of that earlier agreement.
